     The following link will allow you to download a lease agreement in Word format.  We ask that you fill out the document on your computer, no need to print it, and then email the completed document back to richard@nimmorealty.com.  If you cannot email the document, you can print and fax it to 405-942-3169.  Please feel free to contact us if you have any questions.

Property Management

 

Jim Nimmo Enterprises, Inc. is please to be of service to you in regards to the management of your Real Estate Property. 

Landlord/Management Company Agreement

The services that we provide are as follows:

  1. We will perform a Comparative Market Analysis or Survey to determine the current rental income of like properties in the immediate subdivision as the subject property.
  2. We will then perform an on-site assessment of the property to determine the necessary repair requirements needed to bring the property up to the condition that we recommend for our tenants.
  3. If you decide to enter into a management contract with our company, we will then begin advertising to secure a tenant.
  4. The tenants are screened thoroughly. We check their references, their credit history; their job history, their rental history and we interview previous landlords to determine if the tenant is the kind of tenant we desire.
  5. We negotiate the lease and collect the deposit and rents.
  6. During the term of the lease with the tenant, as problems occur, we notify the owner of the problem and then rectify the problems promptly. We are reimbursed out of the following months rental proceeds. In the event of an emergency, the owner and our company will have already agreed upon the amount of money that will be allocated to take care of emergencies.
  7. After our management fee is deducted from the rental proceeds and any outstanding maintenance bills or expenses are paid, the balance is immediately disbursed to the Owner.
  8. We charge 6% of the gross rental income for securing the tenant. We then charge 10% of the monthly rental income for our management fee.
